I started Capital Link Partners after spending 20 years on the analytical side of finance — mortgage origination, asset management, private equity, and capital markets — and realizing the people who actually own businesses and real estate get the worst experience when it's time to sell.


§ I. The background

I have an MBA in Finance. I worked through the 2008 crash. I've underwritten deals from both the lender's side and the principal's side.

But the real lesson didn't come from a desk. It came in 2017, when I bought an abandoned industrial building in Ohio. It was a literal junkyard.

A contractor disappeared mid-renovation with my deposit. The power was out for three months. I worked under generator power. The permit office made me redo work three times.

I figured it out. I leased the building to a diesel mechanic who operated there for five years. Then I sold it on a triple-net lease for triple what I paid.

Real assets reward people who roll up their sleeves.

That experience taught me what spreadsheets can't. Brokers who've never owned anything don't understand what an operator builds. Investors who've never operated don't understand what an operator endures.

I've done both.


§ II. Why I started Capital Link Partners

Ohio is full of business owners and real estate operators who have spent decades building real value. They're now in their 50s, 60s, and 70s. Many don't have a successor. Many are exhausted. Most haven't planned an exit.

When they're ready to sell, they get pushed toward brokers who want 10% commissions, six-month exclusivity contracts, and a parade of tire-kickers walking through their business.

There's a better way.

I built Capital Link Partners to be that better way.
